How long will it take to rent my property?

    It depends on the home condition, how much you want in rent, and what the local market will support. However, through our advertising, we provide quality Bluffton tenants in 15-45 days on average. If we have a good product (your house) we can rent it faster than any other property management company.

How do you determine a rental rate for our property?

    We have specialized in this area for over 12 years now and are the most knowledgable in our market. Between using our own in-house private data, physical inspection of the property and neighborhood, and previous properties that rented in the area, in addition to the special attributes and condition of your house, we formulate a rental rate that will attract quality tenants in the shortest amount of time.

How will my property be shown?

    No keys will be given out! Unlike other management companies that give tenants the lockbox code or keys, your property will only be shown to pre-qualified tenants by one of our professional leasing agents who has access and of course in-depth knowledge about your home.

How do I know you'll find a qualified tenant?

    Once the prospective tenant submits a rental application we will offer a recommendation, run a credit report, conduct a background check, review employment history, rental history, and check local sexual offender databases. Upon that recommendation, we will share the highlights of this information with you, to help you make the final decision on your new tenants.

How do I get my rent money?

    Rents are due on or before the 1st of each and every month. The income is collected and posted to your account. Owners receive a detailed "Owner Statement" generated and mailed by the 10th of the month along with their proceed check for the prior month's activity. This is just like your bank statement. We do offer direct deposit of your rent proceeds and an emailed copy of your "Owner Statement".

How do you keep maintenance cost under control?

    We work with specialized vendors that are qualified to handle any issue that may arise with the home. We do not mark up invoices like other companies, so you receive the best work at the best price, if any issues do occur.

Will the tenants take good care of my home?

    There is always a risk that your tenant will not treat your home as well as you would. Normal wear and tear are expected.

Can I leave the house partially furnished?

    In general there is not a market for furnished or partially furnished rentals right now.

Do I need to take care of the lawn?

    Tenants typically handle lawn care and maintenance. We do offer full landscape services to you or your tenant as an option. Owners are responsible for ground cover, fertilization, large bush and tree cutting and gutter cleaning (we do not like tenants with sharp objects or on ladders).

Should I cancel my utilities after I move out?

    No. Make sure to leave the utilities in your name until the new tenant's lease begins. If you cancel, there is a risk of damage during cold weather (i.e. plumbing, appliances, A/C units, sump pumps) and it is more difficult and costly getting them turned back on as a "new" service under the tenant's name.

We are still living in the home.. Should we move out.. or try to rent while we still live here?

    We strongly recommend that the house be vacant and rent ready at the time the advertising goes out. Statistics show a clean, spacious (no furniture), rent ready home allows the buyer to see the home at the spur of the moment and envision the home as their own. Being vacant also allows tenants a quick 2-4 week move-in date. It can however be shown with you still in residence.

Do I have to continue to have homeowners insurance or will the tenant be responsible for insurance?

    Yes, you should maintain an insurance policy on the property. The tenants can't carry homeowners insurance since they don't own the house, but we require all tenants to carry renters insurance for their personal belongings. It's always good to contact your insurance agent and let them know you will be renting the house and make sure you are protected.

I would like to move out of my house within 6 weeks.. when should we start the process?

    Today. It's never a good thing to wait until the last minute, especially in today's current economy. It's a perfect time to start lining up prospective tenants as quickly as possible.

I see real estate agents rent out homes. How do you differ from them?

    Unfortunately there are many agents and brokerages that have ZERO property management experience and do not specialize in the rental of single family homes. They most likely do not have an inspection schedule or the maintenance contacts required for proper management of your home. They as well may not be familiar with legal issues regarding leases or the requirements for accounting and escrow of rents and deposits. They also do not normally have knowledge of the South Carolina Landlord Tenant Act that must be adhered to. It is always good to have a professional management company handle such an important asset for you.

I'm ready, what is all this going to cost?

    Low Country Realty & Rentals offers competitive rates and the most comprehensive service in the area. There are NO up front fees! Our commission is based off of the monthly rental rate and is from 10-14%. It depends on where your property is and what the monthly rental rate will be.

Are there any other costs to get started?
